GROUND LEVEL
Spetses Mansion Villa’s ground floor opens into a vast, open-plan living room adorned with refined modern-boho décor, where plush sofas, a fireplace, a 55-inch Smart TV, and a surround sound system await. Wide glass doors frame views out to the veranda, garden, and pool. The covered veranda includes a shaded lounge and dining nook. A fully equipped professional kitchen supports bespoke meal preparation, while the main dining area—with patio access to the basketball court—brings everyone together. A guest WC is tucked away nearby. To one side lies a bright, airy study complete with printer, high-speed WiFi throughout, and a library for quiet reading.

LOWER LEVEL
Below, a relaxed “family room” flows in open style, combining a second kitchen, living zone and games area tailored for shared fun. It includes a guest WC, a foosball table, large TV with streaming services, and direct access to a courtyard garden with table tennis. Three ensuite bedroom suites (Gaia, Chara, Limoni) are on this level. With its possible entry from the basketball court, the lower level is ideal for teenagers or families needing semi-independent access.

GYM
Beneath the basketball court lies a dedicated, air-conditioned gym equipped with modern machines, weights, a Peloton bike and treadmill, and a shower room. You can stream fitness classes or enjoy independent training in this private wellness space.

UPPER LEVEL
The top floor hosts four elegant suites—two master bedrooms and two family suites—each with ensuite bathrooms, smart TVs, air conditioning, wardrobe space, fast-charging pads, high-thread-count linens, luxury toiletries, and furnished balconies or terraces offering sweeping views of the gardens, pool, and surrounding scenery.

OUTSIDE
Set amid lush gardens of olive, lemon and lavender, the grounds include the island’s largest private swimming pool (complete with diving board and Jacuzzi), generous daybeds, a pergola lounge with hammock, outdoor kitchen and BBQ/pizza oven, a tennis-basketball court, play area with swings, slide and trampoline, table tennis, water-sports gear (SUPs, kayaks), bicycles, and advanced security systems to ensure privacy and peace.

BEDROOM DETAILS

At Spetses Mansion Villa, there are 9 luxurious bedrooms accommodating up to 18 guests. Each suite includes universal fast-charging pads, 500-thread count linens, GHD platinum straighteners and hairdryers, air conditioning, Frame smart TVs (with Netflix), fluffy super-jumbo towels, a pillow menu, and refillable luxury toiletries from The White Company.

Master Suite (sleeps 2): A romantic haven featuring a super-king four-poster bed on a Harrison Spinks mattress, a separate dressing room, and a spacious double-vanity ensuite shower. This light-filled suite enjoys sea views and opens onto a large furnished balcony overlooking the gardens and pool.

Pitiousa Family Suite (sleeps 2+2): Spanning two floors, this expansive suite includes a main bedroom (with a large emperor bed convertible into twins if needed), a family ensuite with bath and shower over, a walk-in wardrobe, and a furnished balcony with views toward the basketball court and Old Harbour. On the mezzanine, two additional full-size single beds offer extra sleeping space.

Elia Family Suite (sleeps 2+1): Flexible bedding options allow either super-king or twin configuration, plus a sofa bed for a third guest. It has a generous ensuite shower and a furnished balcony overlooking olive trees in the garden.

Magnolia Family Suite (sleeps 2+2): Arranged over two levels, the main room features a super-king bed and shower ensuite. The mezzanine holds two twin beds and a cosy chill-out area with bean chairs, perfect for relaxation and sea views.

Votsalo Suite (sleeps 2): Located on the lower level near the family games room, this suite features twin beds, ample wardrobe space, and a shower ensuite. It offers direct access to the courtyard garden, gym, and table tennis area.

Gaia Suite (sleeps 2): Situated on the lower level, this suite features a super-king bed, generous wardrobe space, and a shower ensuite. It also provides direct access to the courtyard garden, gym, and table tennis area.

Chara Suite (sleeps 2): A charming suite with a king-size bed, ensuite shower, a desk area, and ample wardrobe space, located on the lower level.

POOL & GARDEN
Spetses Mansion Villa is surrounded by a large, lush private garden filled with olive, lemon, and lavender trees. Swim, play, and unwind in the island’s largest pool featuring a diving board and jacuzzi. The salt-chlorinated pool uses UV light for cleaner, skin-friendly water. Relax on oversized daybeds beneath parasols or under the pergola with its sofas, hammock, and outdoor dining area. Enjoy meals from the outdoor kitchen with BBQ and pizza oven, two stocked fridges, and cocktails served by your butler.

Nestled within the spacious grounds, you’ll find a basketball court, play area with swings and slide, courtyard table tennis, and full privacy ensured by a walled garden and high-tech security system—all just minutes from Spetses’ lively Old Harbour.

TOTS & TEENS
For children, there’s a shaded play zone with swings, slide, climbing frame, trampoline, inflatables, sea scooters, and lawn games. A “little ones kit” includes essentials like cots, monitors, high chairs, and baby gear—all sanitised before arrival.

TEEN SPIRIT
Teens can enjoy table tennis in the courtyard or head to the basketball court, where staff can set up tennis, badminton, or football. Kayaks, SUPs, snorkel sets, and bikes invite outdoor exploration, while the family room offers foosball, Netflix, and Sonos music for relaxing downtime.
